Location / Interior
Demographics – Minimum population of 35,000 – 3 miles. Average Household Income $45,000
Size – 1,000 – 1,500 sq. ft.
Frontage – Minimum 20 ft.
Centers – Lifestyle, neighborhood, community, downtown strip centers with single or multiple anchors – Inline, end cap, free standing, out parcel, storefront (downtown).
Vanilla Box – Defined as a finished space, ready for occupancy that complies with all applicable Federal, State and Local codes and inspections as they pertain to Tenant’s prescribed use and executed in a professional and workmanlike manner. Such space shall consist of the following:
Storefront – Storefront with single door and applicable cylinder lock, closures and threshold.
Floor – Concrete slab floor on grade throughout the demised premises ready for carpet.
Interior Partitions – Interior partition dividing walls between the demised premises and other portions of the building in which the demised premises is located, all to be constructed to the then current Local and State code requirements. All interior partitions and walls throughout the demised premises shall be furnished in drywall, taped and sanded, ready to receive paint.
Toilet Rooms – Landlord shall provide a minimum of one (1) toilet room that shall conform to current ADA Federal, State and Local ordinances and consist of the following: Toilet, Grab Bar, Sink with Vanity, Ceiling Exhaust Fan, Mirror, Door and Paper Holder.
Ceiling – New finished standard white 2 ft. x 4 ft. suspended acoustical ceiling throughout demised premises at an approximate height of 10 ft. Lay-in insulation shall be provided for ceiling area with a minimum of an R-Value of nineteen (19).
Heating, Ventilation and Air-Conditioning– HVAC (one ton of heating / cooling per 350 sq. ft.) or part thereof, of Tenant’s space with new units from a national manufacturer mutually agreed upon by Landlord and Tenant. This system will be completed with ductwork, flex, grills, diffusers and controls.One (1) programmable thermostat will be installed for each unit provided in an area to be mutually agreed upon by Tenant and Landlord.
Sprinkler Systems (if required by applicable code) – Sprinkler system throughout the demised premises consisting of a sprinkler bulk main, branch piping, drops and heads through acoustical drop ceiling to conform with Tenant’s interior partition configuration.
Electrical – Three phase, 200 amp electrical service and distribution panel within the demised premises. Four (4) light switches within the front of the sales area to control recessed 2ft. x 4 ft. fluorescent lighting.One recessed 2ft x 4ft. fluorescent fixture and applicable bulbs for each 100 sq. ft. (or part thereof) of the demised premises.One duplex base receptacle at 20 feet on center along walls throughout the demised premises or as required by code, whichever is greater.Emergency and exit lighting, smoke detectors, direct fire alarm system and panic door hardware as required by code.Timed electric service to the sign panel in front of the demised premises. All electrical connections required by code. Furnished equipment and fixtures to become operational (i.e., HVAC equipment, water heater, exhaust fan, lighting fixtures, etc.).
Telephone – Telephone service shall be provided at a point at the rear of the demised premises, a telephone distribution panel, and conduit run to the front of Tenant’s sales area as per Tenant’s plans.
Utilities – All electric, water and telephone service shall be the responsibility of the Tenant with no additional mark-up by the Landlord.
